Outline

 

  • Initial meeting with Kevin
    1. Go over risk, reward, expectations and goals
    2. Structure an individualized plan for the types of notes to pursue
  • ProSpeak Productions, LLC, Kevin’s Company will:
  • Source Inventory
    • Yielding 9-11% long-term investments
    • Monthly cash flows
    • Investment secured by a property worth at least 2x’s the investment
  • Preliminary pricing modeling Negotiate terms of trade
  • Execute Letter of intent
  • Order BPO, Tax and Title Reports (Client pays for)
  • Review and audit collateral files
  • Review BPO values
  • Review Tax & Title for clear chain and lien position. Final financial & pricing modeling
  • Execute Purchase & Sale Agreement
  • Coordinate closing
  • Prepare conveyance documents as needed
  • Record Conveyance Docs
  • Inventory Collateral Files
  • Board with Loan Servicer
  • Monitor the note and resolve any issues with late payments or non-performance
  • If the note is to be resold, Kevin will facilitate the entire process
  • Contribution
    • ProSpeak Productions LLC will
      • Present at least 6 -12 potential deals per year (tailored to the individual needs)
      • Invest up to $5000 per deal (PSP LLC Investment not required)
